Nasdaq-listed Patria strikes $180M real estate deal with Carrefour
Carrefour Brazil is selling 22 properties to a real estate fund managed by Patria Investments in a sale-leaseback deal to unlock cash.

Global retail giants are increasingly turning to their real estate portfolios to free up capital, shifting from property owners to corporate tenants. On October 20, 2026, French retail powerhouse Carrefour’s Brazilian subsidiary notified Brazil’s antitrust regulator, the Administrative Council for Economic Defense (Cade), of an agreement to sell 22 commercial properties to a real estate fund managed by Nasdaq-listed alternative asset manager Patria Investments.
The transaction involves properties owned by Carrefour’s highly successful local wholesale division, Atacadão. While the official regulatory filing did not disclose the exact price tag, market sources cited by Brazilian financial media on October 20, 2026, estimate the deal is worth approximately R$ 1 billion (about $180 million USD).
The deal is structured as a sale-and-leaseback agreement with a 15-year term. Under this mechanism, Carrefour’s wholesale unit will immediately lease the properties back from the Patria Renda Urbana (HGRU) real estate investment fund. This allows the retail locations to continue their cash-and-carry operations without any physical disruption to daily business.
For Carrefour Brazil, the transaction represents a strategic move to monetize its massive real estate footprint and unlock immediate cash. The company has been restructuring its Brazilian operations to focus on high-performing wholesale brands while optimizing its balance sheet. For Patria Investments, the acquisition expands its footprint in Brazil's resilient food retail sector, where its real estate funds already hold properties leased to major regional supermarket chains.
The transaction is subject to standard regulatory approval by Cade, which has been requested under a simplified summary procedure since the deal does not alter the competitive landscape of the retail market.
